S3DA Design is providing a full suite of engineering services for a new development in Franklin, Indiana, ensuring a seamless transition from concept to permit-ready documentation.

S3DA’s Scope:

  • Structural Engineering: Comprehensive load analysis (ASCE 7), primary and secondary element design (foundations, slabs, framing), and lateral force-resisting system layouts.
  • Mechanical (HVAC) Design: Full heat load reports, floor/roof plans, and rigid ductwork distribution systems secured to the building structure.
  • Electrical Design: Complete lighting and power floor plans, single-line diagrams (SLD), and detailed panel schedules.
  • Plumbing Design: Domestic water and sanitary drainage systems, natural gas floor plans, and detailed 2D/isometric riser diagrams.
  • F405 Design: Specialized trade coordination to ensure all systems meet local Indiana building codes and AHJ requirements.

Key Challenges & Solutions: A primary challenge in multi-disciplinary projects is the risk of “clashes” between structural elements and MEP routing. By acting as the “Single Source of Responsibility,” S3DA utilizes advanced coordination techniques to ensure rigid HVAC ductwork and plumbing risers integrate perfectly with the floor and roof framing plans before construction begins. This proactive approach eliminates the burden of design merging typically left to the architect.

The Result: The client receives a fully coordinated, permit-ready design package that incorporates geotechnical recommendations and local safety codes. Our integrated approach minimizes costly field revisions and ensures the project remains on schedule and within budget.
