S3DA Design were engaged to provide complete MEP and Structural engineering design services for a major home renovation project in San Marino, California. The project involves a two-phase addition and upgrade to an existing residence, combining structural strengthening with new mechanical, electrical, and plumbing systems to support modern living standards and future expansion. 

Scope of Work 

Phase 1 — Ground Floor Addition 
Our structural team is preparing detailed calculations and drawings for the new ground-floor addition, designed to accommodate future second-floor loads. The work includes: 

  • Comprehensive loading analyses (wind, seismic, dead, and live loads) 
  • Structural design of new foundations, shear and load-bearing walls, posts, headers, and roof tie-ins 
  • Diaphragm and collector continuity verification at connection points 
  • Preparation of foundation, shear wall, and roof framing plans with detailed sections and specifications 

Phase 2 — Second Floor Addition 
The second phase will add a complete upper level, requiring advanced coordination between disciplines. Deliverables include: 

  • Structural design for new second-floor framing, shear walls, beams, columns, and roof structure 
  • Load transfer analysis to ensure seamless integration with the strengthened first floor 
  • Full plan set covering framing, shear wall layout, roof framing, and building sections
